Our Booking & Guest Management Package is designed for villa owners who want to maximise occupancy and ensure five-star guest experiences—without lifting a finger. From listing management to guest communication and everything in between, we handle it all so your villa works for you.

What’s Included:

• Creation & optimisation of online listings (Airbnb, Booking.com, etc.)
• Dynamic pricing management to maximise revenue
• Guest communication (pre-booking, check-in, during stay, and check-out)
• Reservation coordination across platforms
• Check-in & check-out assistance (in-person or digital)
• Welcome pack preparation (optional, billed separately)
• Handling of cancellations, rebookings & disputes
• Calendar syncing & occupancy reporting
• Monthly performance summary & revenue report

Packages:

Fixed Fee Package - LKR 345,000 per month + taxes

• Ideal for owners who prefer longer rentals and whole villa buyouts

Commission Based Package - 20% of monthly rental revenue

• No fixed fee - you only pay when your villa earns

• Ideal for owners looking to maximize yield through individual room occupancy

Terms & Conditions:

• All platform fees to OTAs are to be paid separately.
• Commission is calculated on gross rental revenue (before platform fees).
• Minimum contract term: 3 months.
• Owner must provide legal permissions and up-to-date property documentation.
• Cleaning and maintenance services can be bundled separately at discounted rates.
• Guest damages or issues are handled per platform policy; assistance provided but costs borne by the owner.
• Caelum Estates reserves the right to decline listings that do not meet quality or safety standards.
